Why buy this
condominium with so many others on the market today? Base your decision on QUALITY,
PRICE, AND LOCATION.
If you are
looking for a recently updated and remodeled, inexpensive home in a great LOCATION,
then look no further. This condominium resides on Petra Place. Petra Place is a short cul du sac, which means there is no through traffic, keeping the neighborhood quiet
and secluded from non-resident traffic. It is ON THE BUS LINE. As a UW-Madison student, bus fares
are free on all city transit routes. From Petra Place, the
bus takes 7 minutes to deliver passengers to the heart of campus. From there, passengers can take the FREE-TO-ALL ROUTES to
nearly any destination on campus or capital area.
Being a side
street directly off of Fish Hatchery Road, Petra Place is close to the Beltline (the main highway crossing the Madison area),
giving all residents immediate and easy access to either side of Madison. Petra Place is also less than 5 blocks from the Town of Madison Police Department and approximately 1 mile from the South Branch of the City
of Madison Police Department, providing the community with excellent safety coverage. It is about
one mile from both a Copps food store and the beautiful, UW-Madison Arboretum.
Now, let’s
talk about the PRICE.
It may seem
difficult to find a reasonably priced home in Madison. 1129 Petra Place #3 is a great place to start looking for a renovated condominium at a decent price.
Even if you do not make a lot of money, you can still afford to buy a home. I am a full-time student with an extremely
limited income, and I was able to get financing to buy this condominium. FOR STUDENTS, this is a great opportunity
to buy a quality home at a good price, and SAVE MONEY ON STUDENT LOANS. There is no logical reason to throw money
away toward renting an apartment, when one can own a home for the same price. In the end, when you sell the unit, you can
make back the money AND MORE!! Whereas when you rent, you lose the money forever! Plus, with the large bedrooms (11x11 and
11x10) and huge closets, you can have a roommate and split the monthly mortgage, to save even more money!
PETRA PLACE
CONDOMINIUMS (base price with no remodeling) INCREASED IN VALUE BY 33% IN LESS THAN TWO YEARS!! With the remodeling
of 1129 #3, the assessed value is $91,200. The asking price is thousands less! The value is still rising, so
buy soon to take advantage of this investment opportunity!
How about QUATLITY? I have been doing residential construction for over 18 years. When
I purchased my unit, I opted to personally update it. Having the experience in the craft of construction, I was able to dedicate
100% of my efforts to the job. One key fact to bear in mind when comparing the remodeling of this unit with any other is I
am the owner and must live in the residence. Therefore, I completed each task to the closest level of perfection possible. I
knew personally renovating this condominium would be the only way to ensure my overall satisfaction.
This unit has
been finished with high quality cabinetry. The soffit over the cabinets is hand crafted, giving a unique overall appeal to
the kitchen, which, in my estimation, is more attractive than the 1-2” void above the cabinets of other remodeled units.
The
IN UNIT WASHER/DRYER uses a straight, non-coiled vent of 4” diameter. This provides a generous volume of
air to flow out of the dryer, maintaining its efficiency and longevity. The vent leaves the unit through the hallway
closet and enters the attic, where it is wrapped with HVAC code tape and R-11 insulation.
Most developers
would use All Purpose Duct Tape and a ½ - 1” thick insulation sleeve as sold at “Do-It-Yourself” stores,
because it is cheap and easy to install. I chose the R-11, 3” thick, rolled insulation for its superior ability to reduce
heat loss, to ensure the most efficiency from the dryer and to prevent any condensation from forming during the winter months.
This is just one example of all the intricacies that were put into the remodeling at 1129 Petra Place #3. Please see the Renovations page for more details. Remember: Every detail counts!
I
stand behind my work. That is why I will include a one year home owner warranty with the sale of the condominum.
Overall, this
unit is competitively priced well below the assessed value! If you take in consideration the quality and craftsmanship, this
condominium is not just a bargain - it’s a steal! But don’t take my word for it, come and see it for yourself!
I would like
to find a happy new owner for this beautiful condominium, certainly before the summer of 2009. This is a terrific opportunity
to buy a home in excellent condition, which will continue to build equity. In less than two years, the unit appreciated
by 33%. In a few short years, I suspect these condominiums will be worth much more, which could ultimately end in
a very lucrative investment. It would be wise to buy soon, while the price is low, so money can be saved now and made later.
But do not let me influence you. Come and take a look and see for yourself!
Don't forget
to stop by the other pages within this website to read more about the unit and see photographs of the rooms. Also, when comparing
this condominium to any others in the Madison area, remember this unit has 2 large sized bedrooms with over 14 total linear
feet of total closet space, in addition to all of the remodeling. There are few, if any, condominiums in the Madison area that can compare with 1129 Petra Place #3. Take a look for yourself!
I think, here
at Petra Place, we are lucky to be less than 5 blocks from the Town
of Madison
Police Department and
approximately 1 mile from the South Branch of the City of Madison Police Department. I believe
that is why, overall, the crime in 53713 is less than most areas in Madison.
